Kostura, 839 Blandford Boulevard evaluation
surviving wooden window sash and muntins in the rear of the house. These will all
be retained. The project thus meets this Standard.
6.Deteriorated historic features will be repaired rather than replaced. Where the
severity of deterioration requires replacement of a distinctive feature, the new feature
will match the old in design, color, texture and, where possible, materials.
Replacement of missing features will be substantiated by documentary and physical
evidence.
No features are deteriorated to the point that they need to be repaired or replaced.
7.Chemical or physical treatments, if appropriate, will be undertaken using the gentlest
means possible. Treatments that cause damage to historic materials will not be used.
No such treatments that could damage historic fabric will be used.
8.Archeological resources will be protected and preserved in place. If such resources
must be disturbed, mitigation measures will be undertaken.
No substantial excavation is planned for this property.
9.New additions, exterior alterations, or related new construction will not destroy
historic materials, features, and spatial relationships that characterize the property.
The new work will be differentiated from the old and will be compatible with the
historic materials, features, size, scale and proportion, and massing to protect the
integrity of the property and its environment.
Regarding the north and south wings, it is their wide horizontal aspect that contributes
to the Ranch style of the house. The way these wings turn to follow the adjacent
streets, giving the house’s footprint its U-shape, is distinctive. The finishing materials
— stucco and vertical wooden siding, and vinyl window sash — are not contributing
features. The new additions — a narrow 3’-6” projection in the front of the north
wing, and a larger extension of the south wing — do not harm any contributing
elements. Being one story in height, they are also in scale with the existing house,
they will also have hipped roofs, and they will be coated in stucco. Thus, these
proposed additions will be compatible with the historic materials, features, size, scale
and proportion, and massing. The project thus meets this Standard.
10.New additions and adjacent or related new construction will be undertaken in such a
manner that, if removed in the future, the essential form and integrity of the historic
property and its environment would be unimpaired.
New additions do not disturb historic fabric, so this Standard does not apply.
8
9.A. - Page 108 of 247
366
