BEGINNING at the southeast corner of Lot 10 as shown on that certain subdivision map entitled <br />"Seaport Centre, Subdivision of Parcel A, 'Amended Map' of Parcel Map No. 82-1" recorded August 31, <br />1984 in Book 112 of Maps at pages 4-6, records of said county, said corner also being the most <br />southerly corner of said Parcel A as described in said Deed of Easements; <br />Thence along the southwesterly and westerly lines of last said Parcel A, the following eleven (11) <br />courses: <br />1. North 53°47'50" West, 99.49 feet; <br />2. North 36012'10" East, 18.25 feet to the northerly line of that certain Levee Easement over the <br />lands of Metropolitan Life Insurance Company as said easement is described in that certain <br />Easement Deed recorded on November 5, 2025 as Document Number 2025-059130 of Official <br />Records of said county, and the TRUE POINT OF BEGINNING; <br />3. Leaving said northerly line, North 36°12'10" East, 26.92 feet; <br />4. South 53°47'50" East, 69.77 feet; <br />5. North 17°51'55" East, 243.77 feet; <br />6. North 72008'05" West, 27.00 feet; <br />7. North 17°51'55" East, 15.00 feet; <br />8. North 72°08'05" West, 40.00 feet; <br />9. North 17°51'55" East, 21.09 feet; <br />10. North 72008'05" West, 38.39 feet; <br />11. North 25°07'31" East, 70.59 feet to the southwesterly right-of-way line of Chesapeake Drive and <br />the beginning of a non -tangent curve, concave northeasterly, from which the radius point bears <br />North 26°25'19" East; <br />Thence leaving said westerly line of Parcel A, southeasterly, along said southwesterly right-of-way line, <br />along said non -tangent curve, having a radius of 482.00 feet, through a central angle of 01 °07'24", an <br />arc distance of 9.45 feet to the westerly line of said Levee Easement; <br />Thence leaving said southwesterly right-of-way line, along said westerly line the following seven (7) <br />courses: <br />1. South 28°00'18" West, 62.55 feet; <br />2. South 72°08'05" East, 38.42 feet; <br />3. South 17°51'55" West, 21.00 feet; <br />4. South 72°08'05" East, 39.25 feet; <br />5. South 17°51'55" West, 15.00 feet; <br />6. South 72°08'05" East, 22.45 feet; <br />7. South 17°51'55" West, 256.14 feet to an angle point on the northerly line of said Levee <br />Easement; <br />Thence leaving said westerly line, along said northerly line, the following two (2) courses: <br />1: North 53043'39" West, 58.80 feet; <br />2.
