City of Redwood City <br />Redwood City is located in the center of San Mateo County and is bordered by <br />San Francisco Bay on the east, the town of Woodside to the west, San Carlos to <br />the north, and Menlo Park and Atherton to the south and comprises just under 34 <br />square miles of land, roughly half of which is underwater in the shore area along <br />the Bay. As of January 1, 2025 <br />82,073, a decrease of about 0.6 percent from the prior year. <br />Redwood City is the county seat for San Mateo County and the government is a <br />major employer. The largest employers within the city include: Oracle <br />Corporation; Stanford University Hospital & Clinics; the County of San Mateo; <br />Box Inc; Guardant Health, Inc.; Kaiser Permanente; and Electronic Arts. Similar <br />to the County as a whole, Redwood City has been experiencing strong <br />employment conditions for several years, reflective of the strength in the local <br />economy. The Redwood City unemployment rate, according to the EDD, was <br />reported at 3.5 percent as of February 2025. This is marginally higher than the 3.4 <br />percent unemployment rate from one year ago. <br />Redwood City is primarily residential in nature, with a variety of housing types <br />and price/rental ranges evident. While some sections of the downtown area and <br />the North Fair Oaks neighborhoods include older, lower quality structures <br />interspersed with new, high quality office buildings, the Redwood Shores <br />community has a relatively affluent residential base and has experienced <br />substantial new construction of high-quality office, research & development <br />(R&D), and residential properties over the past decade. As the newer office parks <br />have become fully built-out, there has been increased interest in downtown in-fill <br />and redevelopment sites, which have been the focus of new construction over the <br />last several years. <br />Commercial and industrial land uses are clustered mostly along Highway 101, <br />to south along the entire San Francisco Peninsula, connecting San Francisco with <br />boundaries to the west.
