The sign shall include, at minimum, the <br />following information: project name & address, elevation or rendering, construction <br />manager (name, phone number), anticipated completion (season, year), and the City’s <br />permitting website http://permits.redwoodcity.org [COA][PLANNING] <br /> <br />78. Construction Meetings – The applicant is required to contact the Permit Counter <br />(650.780.7350) to schedule the following meetings prior to or during construction. <br />[COA][BUILDING] <br /> <br />a. Pre-Construction - Prior to building permit issuance, schedule a pre-construction <br />meeting with Engineering, Building, Fire, and Planning staff to discuss the <br />inspection process and requirements for construction and site work. The applicant <br />shall arrange for the attendance of the owner, developer, construction manager, <br />contractor, and all subcontractors who are responsible for grading and erosion <br />and sedimentation protection controls. <br /> <br />b. Interior Finishes & Amenities - After sheetrock inspection but prior to installation, <br />Owner shall provide Project Planner and Housing Staff with information needed <br />to verify, to the City’s satisfaction, that all interior finishes and amenities in the <br />affordable units are equivalent to the finishes and amenities used in market rate <br />units. This shall include the opportunity for the Project Planner and Housing Staff <br />to perform an on-site inspection. After installation of all interior finishes and <br />amenities, and before the building inspector final inspection, Owner shall provide <br />Housing Staff and Planning Staff an opportunity to perform an inspection to verify <br />that the finishes and amenities within the affordable units are equivalent to the <br />finishes and amenities used in the market rate units. <br /> <br />79. Materials Mock-Up – Prior to final foundation inspection, prepare a mock-up that is <br />outdoors, readily accessible, and will remain intact until the project has reached <br />substantial completion. The mock-up should include all project colors and materials, <br />windows for the base and top, balconies, lighting, and architectural details, as well as <br />construction details, such as the weep screed, to understand how the design addresses <br />them. Then schedule a mock-up meeting with the Planning and Building Departments for <br />final review and approval of the project details. Submit an updated colors and materials <br />board or details if any changes are made as a result of the mock-up meeting. <br />[COA][PLANNING] <br /> <br />80. Certification Letters - Prior to final inspection, submit certification letters from the <br />following architects verifying that the project, as constructed, complies with approved <br />plans. After the certification letter has been submitted, the project planner will also <br />confirm substantial compliance with the approved plans during the scheduled final <br />inspection.
