The <br />Development Agreement will not adversely affect the orderly development of <br />the property. The Development Agreement will promote and encourage the <br />development of the Project by providing a greater degree of certainty with <br />respect thereto. <br />b.Recommendation. The Planning Commission recommends that the City <br />Council of the City of Redwood City find the Development Agreement is in <br />conformity with public convenience, general health, safety, and welfare as well <br />as good land use practices approve the Development Agreement, in <br />substantially the form attached hereto as Exhibit 5. <br /> <br />Section 12. The Planning Commission hereby recommends that the City Council <br />of the City of Redwood City: (a) make CEQA findings and approve the CEQA Consistency <br />Checklist; (b) adopt the General Plan Amendments as provided in Exhibit 2; (c) adopt the <br />DTPP Amendments as provided in Exhibit 3; (d) approve the 901 El Camino Real Project <br />and grant land use approvals (including a Downtown Planned Community Permit, Use <br />Permit, Planned Development Permit, and Vesting Tentative Parcel Map subject to the <br />Conditions of Approval in Exhibit 1); and (e) approve the Affordable Housing Plan, <br />Affordable Housing Partner, Land Donation, and Land Donation Agreement as provided <br />in Exhibit 4. The Planning Commission further recommends that the City Council approve <br />the Development Agreement as provided in Exhibit 5. All exhibits attached hereto are <br />incorporated herein by reference. The exhibits add text shown in underline (example) and <br />delete text shown in strikeout (example). Wording in brackets ([example]) is informational <br />only and is not to be included in the published General Plan or DTPP. <br /> <br />Section 13.
