The COAs are specific conditions applicable to the approved project (“the <br />Project”). The SDRs are items which are codified or adopted by resolution. The COAs and SDRs <br />are grouped by the responsible Department or category. <br /> <br />The applicant (“Applicant”) is responsible for complying with all conditions and standard <br />development requirements. The Applicant includes the applicant and any/all property <br />Applicants and/or successors in interest to the project property. <br />The Applicant shall comply with all applicable City, County, State, and Federal statutes, codes, <br />ordinances, resolutions, and regulations, including the following Conditions of Approval and <br />Standard Development Requirements: <br /> <br />Project Conformance <br />1.Development Agreement – The Project shall comply with all terms of the Development <br />Agreement, as approved by Ordinance (“Development Agreement”). In the event of a <br />conflict between the Development Agreement and these conditions of approval, the <br />Development Agreement shall control. [COA][PLANNING] <br />2.Substantial Conformity –The Applicant shall submit construction drawings that <br />substantially conform to the project plans prepared by HGA Architects dated January 28, <br />2025, the colors and material board in the project plans, and related information submitted <br />by the Applicant, on file with the Community Development Department. The Applicant is <br />hereby informed that Building permits must be obtained prior to entitlement expiration. <br />[COA][PLANNING]
