ATTY/RESO.0024/PC RESO 901 EL CAMINO REV: 04-11-25 VR Page 7 of 27 submit improvement plans showing improvements on James Avenue, per the following scenarios: If the Building Permit for the adjacent development responsible for widening James Avenue has been issued prior to building permit issuance for 901 El Camino Real, the adjacent development shall be responsible for re-grading and widening the whole stretch of James Avenue between new Franklin Street and El Camino Real and the Applicant shall be responsible for constructing the bike facility as follows: o 901 ECR improvement plans shall show and the Applicant shall construction a two-way 6’ wide cycle track, on north side of the street, on James Avenue, protected by a 3’ wide concrete median. The vehicular travel lanes shall be three 10’ wide lanes for the north bound through lane, the south bound left turn lane, and the south bound through/right turn lane. If the Building Permit for the adjacent development responsible for widening James Avenue has not been issued, the Applicant is responsible for regrading and constructing a one-way bike facility at their frontage as follows: o The 901 El Camino Real improvement plans shall show and the Applicant shall construct one 6’ wide bike lane, on the north side of the street, protected by striping and a physical barrier subject to approval of the City Engineer, with the remaining street width being configured into vehicle travel lanes to the satisfaction of the City Engineer in accordance with applicable Engineering Standards. 32. Discards Collection - Prior to the issuance of a building permit, the Applicant shall submit to Engineering a Discards Collection Plan for review and approval. The plan shall include the following elements and additional elements as required by City staff: [COA][ENGINEERING] Maintenance and Service: Trash, recycling, and compositing (Discards) storage areas shall include adequate space for the maintenance and servicing of containers for all materials that are provided by local hauling companies. Adequate Space for Trash, Recyclables, and Compostables:The amount of space provided for the collection and storage of recyclable materials shall be at least as large as the amount of space provided for the collection and storage of trash materials and shall reflect the estimated volumes of trash and recyclable and compostable materials to be generated providing for the separate and dedicated containers for those materials with the goal of 25% or less of the total materials generated going to a landfill. An appropriately sized and designed area for wastes banned from regular trash containers such as electronics, fluorescent lamps and batteries shall be designated. Residential properties will also provide area for bulky item collection such as mattresses, furniture, tires and white goods. This shall be reflected in the Discards Collection Plan.
