These improvements shall be included as part <br />of the building permit submittal package. Newly planted trees shall follow the City’s street <br />tree planting standards and be both irrigated and maintained by the Applicant in a manner <br />consistent with the Landscape Maintenance Agreement. [SDR][PLANNING] <br />26.Stormwater Runoff -Post-construction runoff into the storm drain from the project site <br />shall not exceed pre-construction runoff levels. The Applicant’s design professional shall <br />evaluate the project’s impact to the City’s storm drainage system and shall substantiate <br />their conclusions with drainage calculations to the satisfaction of the City Engineer prior to <br />building permit issuance. The project shall be designed in conformance with the Drainage <br />Guidelines for Commercial Development. [SDR] [ENGINEERING] <br />27. Exterior Lighting –The Applicant shall provide a lighting plan for proposed exterior lighting, <br />including cut sheets, a photometric site plan demonstrating light levels, and a diagram <br />showing light spillover. This information shall be included in the building permit plans. New <br />light sources must not introduce glare or light effects that spill off the property. <br />[COA][PLANNING] <br />28.Bicycle Parking –The Applicant has proposed to provide for a total number of (32) short- <br />term and (132) long-term secure bicycle parking spaces for the project and is required by <br />the DTPP to provide (31) short-term and (125) long-term secure bicycle parking spaces. <br />Long-term bicycle parking should be available for use by both the office tenants and staff <br />as well as the Teen Center staff and visitors. It is recommended that each land use have its <br />own bicycle parking spaces. The proposed bicycle parking spaces shall be demonstrated on <br />the building permit plans which shall be subject to review and approval by the City Engineer. <br />[COA][ENGINEERING] <br />29. Electric Vehicle Charging Stations – The Applicant shall provide and install 93 Level 2 EV <br />Capable and 62 Level 2 EV CS Charging Stations with at least 2 being van accessible, <br />including considerations of signage and time limits if applicable. The Applicant shall <br />demonstrate this on the building permit plans, which shall be subject to review and <br />approval by the City Engineer. [COA][ENGINEERING] <br />30. El Camino Real and James Avenue Intersection Improvements – Prior to issuance of the <br />building permit, the Applicant shall update the construction plans to demonstrate that the <br />design is consistent with the City’s current El Camino Real and James Avenue Intersection <br />Improvement project. If the City’s project has not been awarded for construction prior to <br />building permit issuance, the Project shall be responsible for construction of compliant curb <br />ramps and crosswalks. At a minimum, the curb ramps at the project corner and two <br />receiving corners of El Camino Real and James Avenue intersection, and associated <br />crosswalks, shall be replaced if the existing ramps do not comply with applicable, current, <br />standards, including but not limited to City’s Engineering Standards and accessibility <br />requirements.
