The NOI indicates the Applicant’s intent to comply with the San Mateo <br />Countywide Stormwater Pollution Prevention Program, including a Stormwater Pollution <br />Prevention Plan (SWPPP). [SDR] [ENGINEERING] <br />56. Stormwater BMPs - Stormwater Pollution Prevention Program Best Management Practices <br />(BMPs) for construction shall be implemented by the Applicant to protect water quality, in <br />accordance with the approved Stormwater Pollution Prevention Plan (SWPPP). BMP plan <br />sheets are available electronically for inserting into project plans. [SDR][ENGINEERING] <br />Street Infrastructure Improvements <br />57.Streetlights -The Applicant shall install a new streetlight, if needed, as determined by the <br />City Engineer. Streetlights are required on the construction of a new commercial building <br />or performance of substantial commercial remodeling with street frontage of 200 feet or <br />more. The style and location of all streetlights shall be as determined by the City Engineer <br />and Planning Manager. [SDR][ENGINEERING] <br />58. Green Infrastructure Improvements –The Applicant shall include stormwater treatment <br />systems, including but not limited to Silva Cells, at the project frontages along James <br />Avenue, Winklebleck Street, new Franklin Street and El Camino Real. The treatment <br />systems shall be sized to treat the half-street tributary area of the project frontage. <br />[SDR][ENGINEERING] <br />59. Repair or Replace Street Infrastructure – The Applicant shall restore streets and street <br />infrastructure surrounding the project site to the satisfaction of the City Engineer at project <br />completion. At the minimum, this shall mean grind and overlay of half width of the frontage <br />street. When this requires additional pavement restoration, the City Engineer or designee <br />shall approve the preferred layout of pavement markings and any other elements such as <br />bicycle facilities, pedestrian facilities, complete street designs, etc. [SDR][ENGINEERING] <br />60. Reconstruction of Frontage Streets - The Applicant shall reconstruct streets and street <br />infrastructure per approved plans and in conformance with City standards and <br />specifications along James Avenue, Winklebleck Street, new Franklin Street, and El Camino <br />Real fronting the Project site to facilitate safe vehicle, bicycle, and pedestrian circulation to <br />and around the site. A final signage/striping plan shall be submitted to the City as a part of <br />the Building Permit submittal. Wherever possible, new sidewalks shall be designed and built <br />to preserve the existing street trees and related green infrastructure such as bioswales, <br />stacked pavement systems, or infiltration planters. Healthy existing street trees along the <br />frontage streets shall remain and shall be protected during construction. Existing roots <br />must be appropriately air spaded and exposed before removal. City Arborist/City Staff to <br />select, approve, and tag roots for supervised removal and preservation. <br />[SDR][ENGINEERING]
