EXHIBIT A: CITY OF REDWOOD CITY <br />CONDITIONS OF APPROVAL <br /> <br /> <br /> <br />1201 Main Street <br />(AP2024-030) Architectural Permit <br />(TM2024-001) Tentative Map Permit <br />(UP2024-013) Use Permit <br /> <br />The following Conditions of Approval [COA] and Standard Development Requirements [SDR] apply to this project. The COAs are specific conditions <br />applicable to the approved project (“the project”). The Standard Development Requirements are items which are codified or adopted by <br />resolution. The COAs and SDRs are grouped by the responsible Department or category. Each COA or SDR is followed by the timeline required for <br />compliance. <br />The applicant (“Applicant ”) is responsible for complying with all conditions and standard development requirements. The Applicant includes <br />the applicant and any/all property owners and/or successors in interest to the project property. <br />The Applicant shall comply with all applicable City, County, State, and Federal statutes, codes, ordinances, resolutions, and regulations, including <br />the following Conditions of Approval and Standard Development Requirements: <br /># GENERAL Conditions Compliance <br />G1 Substantial Conformity. Submit construction drawings that substantially conform to the project plans prepared by <br />Arc Tec Inc. dated May 22, 2025, and the colors and materials board, and related information submitted by the <br />Applicant, on file with the Community Development Department. Obtain building permits prior to entitlement <br />expiration. [COA] <br />Prior to Building <br />Permit Issuance <br />G2 Approval Letter and Conditions of Approval. Print the Notice of Final Decision, with the accompanying conditions <br />of approval, and on the first page of the building permit plans. [COA] <br />Prior to Building <br />Permit Issuance <br />G3 Modifications. Permit modifications that include changing the use, altering any structure or modifying <br />improvements shall be reviewed by the final review authority of the originally approved permit, unless the <br />Community Development Director determines that the change is minor, and requires approval by the Zoning <br />Administrator. [Section 41.10 of Zoning Code][SDR] <br />Ongoing <br />G4 Failure to Comply with Conditions of Approval. If the Applicant constructs buildings or makes improvements in <br />accordance with these approvals, but fails to comply with any of the conditions of approval or limitations set forth <br />in these Conditions of Approval and does not cure any such failure within a reasonable time after notice from the <br />Ongoing
