<br />The following Conditions of Approval [COA] and Standard Development Requirements [SDR] apply to this project. The COAs are specific conditions applicable to
<br />the approved project (“the project”). The Standard Development Requirements are items which are codified or adopted by resolution. The COAs and SDRs are
<br />grouped by the responsible Department or category. Each COA or SDR is followed by the timeline required for compliance.
<br />The applicant (“Applicant”) is responsible for complying with all conditions and standard development requirements. The Applicant includes the applicant and
<br />any/all property owners and/or successors in interest to the project property.
<br />The Applicant shall comply with all applicable City, County, State, and Federal statutes, codes, ordinances, resolutions, and regulations, including the following
<br />Conditions of Approval and Standard Development Requirements:
<br /># GENERAL Conditions Compliance
<br />G1 Substantial Conformity. Submit construction drawings that substantially conform to the project plans prepared by Hunt Hale
<br />Jones Architects, Dan Hale dated October 28, 2025, and the colors and materials board dated October 28,2025, and related
<br />information, including the vapor intrusion barrier, submitted by the Applicant, on file with the Community Development
<br />Department. Obtain building permits prior to entitlement expiration. [COA]

<br />G2 Approval Letter and Conditions of Approval. Print the Notice of Final Decision, with the accompanying conditions of approval,
<br />on the first page of the building permit plans. [COA]

<br />G3 Modifications. Permit modifications that include changing the use, altering any structure or modifying improvements shall be
<br />reviewed by the final review authority of the originally approved permit, unless the Community Development Director
<br />determines that the change is minor, and requires approval by the Zoning Administrator. [Section 41.10 of Zoning Code][SDR]

<br />G4 Failure to Comply with Conditions of Approval. If the Applicant constructs buildings or makes improvements in accordance
<br />with these approvals, but fails to comply with any of the conditions of approval or limitations set forth in these Conditions of
<br />Approval and does not cure any such failure within a reasonable time after notice from the City, then such failure shall be cause
<br />for non-issuance of a certificate of occupancy, revocation or modification of these approvals or any other remedies available
<br />to the City. [COA]

<br />G5 Indemnification. Per Redwood City Code Section 1.54, Applicant shall indemnify, defend, and hold harmless the City, its officers,
<br />employees and agents, from any and all claims and lawsuits from third party(s) involving or related to the City’s consideration
<br />and/or approval of the Project. In doing so, Applicant shall defend (with counsel approved by City), indemnify, and hold
<br />harmless the City, its agents, officers, and employees from and against any claim, action, or proceeding (including without
<br />limitation any appeal or petition for review thereof) against the City or its agents, officers or employees related to an approval
<br />of the Project, including without limitation any related application, permit, certification, condition, environmental
<br />determination, other approval, compliance or failure to comply with applicable laws and regulations, and/or processing
<br />methods (“Challenge”). City may (but is not obligated to) defend such Challenge as City, in its sole discretion, determines
