policy year. With respect to any interruption which begins in one policy year and continues or results <br />in additional loss or expense in a subsequent policy year(s), all loss and expense is deemed to be <br />sustained or incurred in the policy year in which the interruption began. <br />18. Lease Loss Assessment <br />The following is added to the Additional Coverages section: <br />If required in a written lease agreement, we will pay up to $2,500 in any one occurrence for your <br />share of an assessment charged to all tenants by the building owner as a result of loss or damage <br />caused by or resulting from a Covered Cause of Loss to a building you occupy. <br />19. Leasehold Improvements <br />The following is added to the Additional Coverages section: <br />We will pay for the loss of the retained value of your improvements and betterments that you sustain <br />due to the cancellation of your lease. The retained value is calculated as the percentage of time <br />remaining on the lease at the time it is cancelled times the initial value of the improvements and <br />betterments. <br />The cancellation must result from direct physical loss of or damage to property at the described <br />premises caused by or resulting from a Covered Cause of Loss. <br />We will pay up to $15,000 in any one occurrence as a Limit of Insurance for this Additional Coverage. <br />20. Lock and Key Replacement <br />The following is added to the Additional Coverages section: <br />We will pay up to $25,000 in any one occurrence as a Limit of Insurance for the necessary expenses <br />you incur to repair or replace locks and keys resulting from theft or unlawful copying of keys. <br />This Limit of Insurance is in addition to and in excess of any other Limit of Insurance that may be <br />provided by this policy for this coverage. <br />This insurance does not apply to loss or damage caused by: <br />a. Vandalism; or <br />b. Wear and Tear. <br />This Additional Coverage is not subject to a deductible. <br />21. Money And Securities <br />The following is added to the Additional Coverages section: <br />a. We will pay for loss of "money" and "securities" used in your business while at a bank or savings <br />institution, within your living quarters or the living quarters of your partners or any employee <br />having use and custody of the property, at the described premises, or in transit between any of <br />these places, resulting directly from: <br />(1) Theft, meaning any act of stealing; <br />(2) Disappearance; or <br />(3) Destruction. <br />b. In addition to the Limitations and Exclusions applicable to Section I — Property, we will not pay <br />for loss: <br />(1) Resulting from accounting or arithmetical errors or omissions; <br />(2) Due to the giving or surrendering of property in any exchange or purchase; <br />(3) Of property contained in any "money" -operated device unless the amount of "money" <br />deposited in it is recorded by a continuous recording instrument in the device; or <br />(4) Following and directly related to the use of any "computer" to fraudulently cause a transfer of <br />that property from inside the described premises, or a bank or savings institution: <br />(a) To a person (other than a messenger) outside those premises; or <br />(b) To a place outside those premises. <br />c.
