REV:03-05-26 LF <br />EXHIBIT “A” <br />SCOPE OF SERVICES AND FEE <br />Scope of Services: <br />Contractor will provide annual boiler maintenance services and as-needed work at the <br />request of the Public Works Facilities Superintendent or their designee. <br />Task 1 <br />On-site annual preventative maintenance, full testing, and repair services will include: <br />Opening, cleaning and vacuuming fireside of boiler with our power equipment, <br />cleaning furnace, and wire brushing tube sheet (when applicable/accessible). <br />Opening and cleaning low water cut off assemblies. Flushing and resealing waterside <br />(when applicable/accessible). <br />Vacuuming breeching in immediate vicinity of boiler, where applicable. <br />Inspecting refractory, point up and wash coat all refractory (when <br />applicable/accessible). <br />Sealing and closing fireside of boiler. <br />Supplying new gaskets. <br />Removing and inspecting main burner (if applicable/accessible) and gas pilot <br />assembly, and adjusting ignition electrode if required. <br />Reinstalling main burner (if applicable) and gas pilot assembly after inspection in <br />accordance with recommended specification and tolerance. <br />Checking flame failure safeguard control for pilot and main flame ignition. <br />Checking operation of blower motor and control circuitry. <br />Checking operation and adjusting all linkages, belts and pulleys in accordance with <br />factory specifications. <br />Checking operation of gas valves and vent valves, including all gas train components. <br />Checking operation of all boiler operating controls, limiting pressure controls and <br />running interlocks. <br />Checking operation of low water controls on hot water closed systems. Drawing <br />down water column and checking low water controls and/or feeding water pump <br />control on steam systems. <br />Checking burner and pilot and main flame ignition system. <br />Checking and calibrating each boiler/burner for optimum air/fuel mixture for natural <br />gas, and fine-tune and adjust firing to its maximum efficiency level throughout <br />entire modulation range. Analyze flue gas and monitor temperature, O2, CO2, <br />CO and excess air to be monitored. <br />Monitor complete combustion and efficiency testing and record at firing rates or <br />20%, 50%, 75% and 100% of boiler/burner capacity when applicable. Calculate and <br />record combustion efficiency at each position. <br />Submit an engineer’s report to City for review upon completion of full testing. <br />Perform work Monday through Friday from 7:00am – 4:00pm, such that the City can <br />be notified of any emergency or immediate need for repairs to any of the boilers. <br />ATTY/AGR.2026.061/Bay City Boiler and Engineering Company, Incorporated (Boiler Services) (Page 11 of 13)
