REV:03-05-26 LF EXHIBIT “A” SCOPE OF SERVICES AND FEE Scope of Services: Contractor will provide annual boiler maintenance services and as-needed work at the request of the Public Works Facilities Superintendent or their designee. Task 1 On-site annual preventative maintenance, full testing, and repair services will include: Opening, cleaning and vacuuming fireside of boiler with our power equipment, cleaning furnace, and wire brushing tube sheet (when applicable/accessible). Opening and cleaning low water cut off assemblies. Flushing and resealing waterside (when applicable/accessible). Vacuuming breeching in immediate vicinity of boiler, where applicable. Inspecting refractory, point up and wash coat all refractory (when applicable/accessible). Sealing and closing fireside of boiler. Supplying new gaskets. Removing and inspecting main burner (if applicable/accessible) and gas pilot assembly, and adjusting ignition electrode if required. Reinstalling main burner (if applicable) and gas pilot assembly after inspection in accordance with recommended specification and tolerance. Checking flame failure safeguard control for pilot and main flame ignition. Checking operation of blower motor and control circuitry. Checking operation and adjusting all linkages, belts and pulleys in accordance with factory specifications. Checking operation of gas valves and vent valves, including all gas train components. Checking operation of all boiler operating controls, limiting pressure controls and running interlocks. Checking operation of low water controls on hot water closed systems. Drawing down water column and checking low water controls and/or feeding water pump control on steam systems. Checking burner and pilot and main flame ignition system. Checking and calibrating each boiler/burner for optimum air/fuel mixture for natural gas, and fine-tune and adjust firing to its maximum efficiency level throughout entire modulation range. Analyze flue gas and monitor temperature, O2, CO2, CO and excess air to be monitored. Monitor complete combustion and efficiency testing and record at firing rates or 20%, 50%, 75% and 100% of boiler/burner capacity when applicable. Calculate and record combustion efficiency at each position. Submit an engineer’s report to City for review upon completion of full testing. Perform work Monday through Friday from 7:00am – 4:00pm, such that the City can be notified of any emergency or immediate need for repairs to any of the boilers.
