office storage area before the "teen Center Homs for set-up, preparation, and/or discussions with <br />The City or its designated operator shall be responsible for all programming and staffing of the <br />Teen Center, as well as administrating and managing the City's use or programming of the Teen <br />Center during the Teen Center Hours. <br />4.3 Alterations and Improvements. City shall have the right to make structural <br />alterations and improvements to the Teen Center subject to the following terms and conditions: <br />(a) No alterations or improvements made by City shall in any way impair the <br />building utilities or structural elements (including root, roof membrane, structural walls, floors, <br />exterior windows or exterior doors) or functionality of the building in which the Teen Center is <br />located or the Office Development Project, or result in the building in which the Teen Center is <br />located not being water -tight, nor shall they diminish the value of the Property; <br />(b) Any and all alterations or improvements shall be first approved in writing <br />by Owner, which approval shall not be unreasonably withheld or delayed; <br />(c) All alterations and improvements made to the Teen Center that cannot be <br />removed without substantial damage to the Teen Center shall become the property of the Owner <br />and shall remain on and be surrendered with the Teen Center at the expiration of this Lease. <br />(d) Any and all signs or advertisements of any nature extending into, on, or <br />located over the Teen Center shall conform to all City zoning and building codes and shall be <br />approved by Owner in writing prior to construction, use, or erection thereof. Approval by owner <br />shall not be unreasonably withheld or delayed as to location, graphics type, content, architectural <br />or engineering standards. <br />4.4 Tenant Use. The Parties agree that at the times that are not part of Teen Center <br />Flours, the tenants of the Office Development Project or other parties designated by Owner <br />("Tenant or Tenants") may reserve the Teen Center. At such times, Owner shall be solely <br />responsible for the use and operation of the Teen Center space, including restoring the space to the <br />condition it was in prior to the Tenants' use and maintaining, repairing and/or replacing any <br />damage to the facilities or improvements therein caused by the Tenants' use. <br />4.5 Quarterly Meetings and Special Events. On a quarterly basis during the Term, <br />the Office Development Project's Property Manager and the City shall meet to review operations <br />and to consider requests by the City or the Tenants for additional use hours or for special events. <br />If the Parties agree in writing, and subject to the terms of this Lease, the City may use the Teen <br />Center during school winter and spring breaks during the same times designated for the Teen <br />Center Hours' school summer breaks; and, the Tenants may use the Teen Center during agreed <br />upon times for special events during the times designated for the Teen Center Hours, on the terms <br />and conditions stated in this Lease. <br />4.6 City and Teen Center Staff Access. Owner shall provide the City, including City <br />staff and any designated Teen Center operators, with appropriate building and parking garage <br />access necessary to facilitate the City's operations and use of the Teen Center in accordance with <br />this Lease. This shall include issuance of access badges, key cards, or other electronic credentials, <br />as applicable, for secure entry into the building and parking garage.
