contamination of the Property by Hazardous Materials which constitutes a violation of any <br />Hazardous Materials Law. <br />SECTION 8. <br />COMPLIANCE WITH LAWS <br />8.1 Applicable Laws. In using the Teen Center under this Lease, each Party agrees to <br />comply with all applicable laws, rules, regulations, and ordinances that apply in the operation and <br />maintenance of the Teen Center, including but not limited to any applicable laws, rules, regulations <br />and ordinances that apply to the operation of programs involving minors. <br />8.2 Prohibited Activities. Any uses which involve the serving and/or sale of alcoholic <br />beverages, illegal drugs, or tobacco are strictly prohibited at the Teen Center, with the following <br />exception: the Parties agree that during Tenants' hours scheduled pursuant to Section 4.4 above or <br />for special events scheduled pursuant to Section 4.5 above, either Party may serve or sell alcohol <br />in compliance with applicable laws, as long as minors or teens are not using the Teen Center or <br />present at the Teen Center at the time of the Tenants' homy or special event and as long as all <br />alcohol products are removed from the Teen Center prior to the next scheduled Teen Center Hours. <br />The Parties also agree to not commit or suffer to be committed, any waste upon the Property, or <br />allow any sale by auction upon the Property, or allow the Property to be used for any unlawful <br />purpose, or place any harmful substances, whether solid, liquid or gaseous, in the plumbing, sewer, <br />or storm water drainage system of the Property. No waste materials or refuse shall be dumped <br />upon or permitted to remain upon any part of the Property except in trash containers designated <br />for that purpose. <br />SECTION 9. <br />ALTERNATIVE DISPUTE RESOLUTION <br />9..1 Alternative Dispute Resolution. The Parties shall endeavor to resolve any <br />disputes on use, maintenance, repair or general upkeep of the Teen Center, by first engaging in a <br />meet and confer procedure to resolve said disputes. <br />(a) Designation of Representatives. Within ninety (90) days of the Effective <br />Date of this Lease, each Party -shall designate a representative in resolving any issues or disputes <br />arising out this Lease in connection with Teen Center use, maintenance, repair or general upkeep. <br />(b) Informal Meet and Confer. The representative for the complaining Party <br />must first initiate an information meet and confer with the representative of the other Party within <br />thirty (30) days of receiving notice of the basis of the dispute. <br />(c) Non-binding Mediation. If the dispute is not resolved by meeting and <br />conferring, either Party may initiate a non-binding mediation proceeding, with the costs of <br />engaging a mediator to be shared equally by the Parties. <br />9.2 If the alternative dispute resolution process described in Section 9.1 above does not <br />result in a resolution of any such dispute, either party may bring an action in the Superior Court or <br />California of San Mateo County to resolve such dispute. <br />ATTY/AGR/2025.085 -901 EL CAMINO REAL DA <br />REV: 08-01-25 VR <br />Exhibit H <br />
