When does the landlord pay relocation assistance? <br /> <br />a. For all covered rental units: The landlord must provide one month’s rent as a <br />direct payment (within 15 days of the notice of termination) or a waiver of <br />rent for the final month of tenancy <br /> <br />b. For Eligible Residential Households and Special-Circumstance Households: <br />Once the City has made the determination that the tenant qualifies as an <br />Eligible Residential Household or Special-Circumstance Household and is <br />eligible for greater relocation assistance, the landlord must pay the additional <br />relocation assistance as a direct payment to the tenant on or before the <br />tenant’s move out date, as stated in the notice of termination. <br /> <br />c. Proof of payment: Once payment has been made, the landlord must provide <br />proof of the relocation assistance payment to the City. <br /> <br />This proof must be submitted to the City, within 5 business days of making <br />payment to the tenant through the online portal (preferred method), by email, <br />mail, or in-person. Please refer to Chapter 6 for more information on the <br />manner of service. <br /> <br />d. Note: All relocation assistance is paid per rental unit, not per tenant. If <br />multiple households or individuals occupy a rental unit, relocation assistance <br />shall be paid to the household or individual entitled to occupy a rental unit per <br />the lease. <br /> <br />3. Relocation Assistance Administrative Fee: Landlords are required to pay an <br />administrative fee to cover the City’s actual costs to process the relocation <br />assistance application. This fee shall be billed to the landlord once the tenant's <br />relocation assistance application has been received by the City. <br /> <br />a. The City will send the landlord an invoice for the relocation assistance <br />administrative fee once the tenant's relocation assistance application has <br />been approved or denied by the City. The landlord must pay within 30 days of <br />receipt. <br /> <br />c. Per Section 42.9 of the Redwood City Code, failure to pay the relocation <br />assistance administrative fee may result in the City taking any appropriate <br />8.A. - Page 44 of 85 <br />302
