Page 3 of 8 <br />City of Redwood City 1017 Middlefield Road, Redwood City, CA. 94063 Tel: 650-780-7000 www.redwoodcity.org <br />Figure 1 on the following page depicts the location of Lot B and the surrounding uses. <br />Figure 1: Map Depicting location of Parking Lot B <br />As illustrated on the left side of the map, Lot B includes an adjacent area that is steeply sloped towards <br />Jefferson Avenue. This sloped area has an easement for future street widening, if it becomes necessary in <br />the future, as well as a public service easement intended for utility and infrastructure access. In the <br />opinion of staff, these easements are not expected to impair development of the paved parking lot area. <br />Five Development Scenarios Considered <br />In January 2025, City staff, RSG, and a design architect (Van Meter Williams Pollack LLP) discussed several <br />potential building typologies for Lot B that would fit with the overall downtown area and requested RSG <br />evaluate the potential feasibility for redevelopment. Over the second half of 2025, staff and the consulting <br />team developed a total of five different land use programs, all of which met three critical priorities for the <br />site given its current use and future potential: <br />1. Maintaining as much public parking as possible <br />2. Preserving space for City use <br />3. Advancing affordable housing development <br />9.B. - Page 3 of 8 <br />506
