REDWOOD CITY FAIR AND AFFORDABLE HOUSING ORDINANCE <br /> <br />Economic & Planning Systems, Inc. 10 Tenant Protection Impacts <br />Relocation Assistance <br />The proposed Ordinance would, in some instances, substantially increase tenant <br />relocation assistance for no fault evictions compared with both State law and <br />Redwood City’s TPO. As summarized in Table 4, under the State Tenant <br />Protection Act (TPA), relocation assistance for covered no-fault evictions is <br />generally equal to one month of the tenant’s rent. However, in certain <br />circumstances involving evictions for demolition, State law may require <br />significantly higher relocation assistance.7 <br />Redwood City’s TPO retains that baseline for all tenants but provides greater <br />assistance for qualifying low-income 8 and special-circumstances 9 households (up <br />to three or four months of Fair Market Rent 10 (FMR) depending on household <br />circumstances). The proposed Ordinance would go further by requiring relocation <br />assistance equal to four months of FMR or $12,000, whichever is greater, for all <br />tenants, plus an additional $6,000 for elderly, disabled, or terminally ill tenants. <br />Table 4.
