Currently, multifamily <br />developments in these districts have higher open space requirements (300 sq. ft. per unit) <br />than multifamily developments in mixed-use districts (125 sq. ft. per unit). The proposed <br />amendments to Article 32.9 would reduce open space requirements in residential districts <br />from 300 sq. ft. per unit to 125 sq. ft. per unit to be consistent with mixed-use districts. The <br />amendments would help facilitate development of housing on small, constrained lots. <br />d.Mixed Use Open Space Location - The Zoning Code currently requires multifamily <br />residential development in Mixed-Use zoning districts (MUC, MUN, MUT, MUW) to provide <br />a minimum amount of open space in usable areas free of obstructions. The open space <br />requirement cannot be fulfilled within setback areas, even if they are clear of obstructions, <br />which is inconsistent with open space standards in multifamily residential districts (R-2, R- <br />3, R-4, R-5).
