If a building contains mixed uses of live/work units and other <br />nonresidential uses, uses other than live/work shall meet all applicable requirements for <br />those uses. <br />76. Parking. Each live/work unit shall be provided off-street parking and bicycle parking as <br />provided in Article 30 (Off-Street Parking and Loading). <br />87. Open Space. Outdoor recreation and leisure space is not required for live/work units. <br />E. Operating Requirements. <br />1. Occupancy. A live/work unit shall be occupied and used only by the operator of the business <br />within the unit, or a household of which at least one (1) member shall be the business <br />operator. <br />2. Business License Required. All businesses operating within a live/work unit shall comply with <br />the requirements of Municipal Code Chapter 32 (Taxation), Article V (Business Licenses). <br />3. Notice to Occupants. The owner or manager of any building containing live/work units shall <br />provide written notice to all occupants and users that the surrounding area may be subject to <br />levels of noise, dust, fumes, or other effects associated with commercial and industrial uses <br />at higher levels than would be expected in strictly residential areas. State and Federal health <br />regulations notwithstanding, noise and other standards shall be those applicable to <br />commercial or industrial properties in the applicable zone. <br />4. Nonresident Employees. Up to two (2) persons who do not reside in the live/work unit may <br />work in the unit. The employment of three (3) or more persons who do not reside in the <br />live/work unit may be permitted subject to conditional use permit approval. The owner may <br />be required to provide proof of tax forms verifying the number of employees as deemed <br />necessary by the City. <br />5. Client and Customer Visits. Client and customer visits to live/work units are permitted. <br />6. Unit Rental and Sale. No portion of a live/work unit may be separately rented or sold as a <br />commercial space for a person or persons not living on the premises, or as a residential space <br />for a person or persons not working on the premises. <br /> <br />[Section 31.5 unchanged] <br />31.6 - Low Barrier Navigation Centers <br />A. Purpose. The purpose of this section is to allow the establishment and operation of low barrier <br />navigation centers focused on moving unhoused people into permanent housing that provide <br />temporary living facilities while case managers connect individuals experiencing homelessness to <br />income, public benefits, health services, shelter, and housing and to implement the provisions of <br />Government Code Section 65660 et seq. relating to low barrier navigation centers. <br />B. Use. Low Barrier Navigation Centers that meet the requirements in Government Code Section 65662 <br />are permitted by right in areas zoned for mixed use and non-residential zones permitting multifamily <br />uses. <br />C.
