Page | 4
• Other factors that should be noted that could have schedule and budget
implications with or without the expanded area include review of the
administrative draft EIR by the City attorney (and outside counsel) and various
City departments, coordination regarding any unanticipated issues, and public
comments.

G Additional Project Management ($60k - $75k)
• Provide project management support associated with the expanded scope, including
coordination, scheduling, and reporting.
• The expanded scope is anticipated to extend the overall GDAP project schedule by
approximately 12-14 months, requiring continued project management support
through plan adoption. This will result in additional meetings and team coordination
and subsequently additional budget.

Summary of Estimated Additional Costs
The overall additional cost associated with expanding the GDAP Plan Area is estimated to
range from $625,000 to $715,000, depending on the level of technical analysis required, the
number of concept iterations, number of meetings, and the extent of environmental review.
Thank you for the opportunity to provide this initial assessment of the scope and budget
implications associated with expanding the Plan Area boundary. We look forward to refining
the scope and cost estimate further based on staff feedback regarding goals, priorities, and
desired outcomes for the boundary expansion. Please do not hesitate to contact us with any
questions.

Sincerely,

Poonam Narkar
Project Manager
Principal Planner + Urban Designer | WRT

9.A. - Page 27 of 27
554
