The remaining Section 29.H requirements for land donations are met and set forth below, consistent <br />with the checklist appearing in Appendix A of the adopted City of Redwood City Affordable Housing <br />Program Guidelines (pages 90-94) as follows: <br />A. Affordable Housing <br />Alternative <br />•In lieu of paying the Impact Fee, the City approved <br />Lane’s original Affordable Housing Plan to donate 847 <br />Woodside Road to Eden pursuant to Sections 29.8 A and <br />29.8H of the Zoning Code. Lane now desires to <br />substitute 705 Veterans Blvd (the Substitute Site) for <br />847 Woodside Road pursuant to Section 2.2 of the <br />Development Agreement. <br />•See chart provided in Attachment 3 showing the <br />required equivalent affordable units by income level to <br />mitigate the Lane Project impact on affordable housing. <br />•Eden acknowledges that at least 20% of the rents from <br />the Eden Project will be subject to H&SC 50053 and the <br />balance can be subject to TCAC (65915(c)(B)). <br />B. Substitute Site Location The location of the Substitute Site meets the standards in <br />Section 29.8(C)(2): <br />A.It is suitable for the proposed Eden Project. The <br />Substitute Site is approximately 0.54 acres (23,363 sq. <br />ft.) surrounded by neighborhood serving commercial <br />uses, a recreational nature preserve, a mix of multi- <br />family residential and high density residential, and a mix <br />of City center complexes, office buildings, and <br />neighborhood-serving commercial uses. The site is <br />within 0.5 miles (12-minute walk) to the Downtown <br />Redwood City Caltrain Station and is a short walk to the <br />Bair Island Wildlife Refuge and Trail offering an <br />exceptional urban recreational. <br />B.It allows residential uses.
