Attachment 4 <br />Compliance with Affordable Housing Plan Standards and Consistency with <br />General Plan, Zoning and Housing Element <br />Compliance with Affordable Housing Plan Standards <br />The proposed affordable housing units provided by the Eden Housing Project would comply with the <br />Affordable Housing Ordinance standards enumerated in Item N of the Affordable Housing Checklist set <br />forth on pages 81-82 of the Affordable Housing Ordinance Guidelines: <br />1.Exterior appearance: Because no market-rate units will be provided, the requirements that the <br />Affordable units be comparable to market-rate units and made available for occupancy <br />concurrently with the market-rate units are not applicable. <br />2.Interior finishes and amenities: Because no market-rate units will be provided, the <br />requirements that the Affordable units be comparable to market-rate units interior finishes and <br />amenities are not applicable. <br />3.Square Footages and Unit Sizes: The population being served by this Project is for seniors (aged <br />55 and older). Typical units types range from Studios and One Bedroom homes with average <br />square footages within the range of 350 sf to 590 sf. The proposed project is within the range of <br />what is provided in the rental market for senior housing. <br />4.Dispersion of units: Because no market-rate units will be provided, the requirements that the <br />Affordable units be dispersed throughout the building is are not applicable. <br />5.Comparable amenities: While no market-rate units are contained within the building, the <br />amenities planning for the Project are superior to that of what is available in the market. In <br />senior apartment communities, amenity space is designed to support social connection, <br />wellness, safety, and convenience. Spaces planned within this Project include: secured bicycle <br />parking, secured parking availability, community room for gatherings and programs, wellness <br />and fitness studio, outdoor gardening area, shaded outdoor seating areas, free wi-fi in common <br />areas and centralized laundry room.
