<br />6.30 <br />Page 17 <br /> <br />ATTACHMENT 2 <br /> <br />installing or implementing any security system, device, operation or plan to protect <br /> <br />Lessee's Premises or Lessor's adjacent property. <br /> <br />5.05 Imorovements. <br /> <br />(a) Lessee has the right to erect, maintain, and operate on the Leased <br /> <br />Premises radio communications facilities, including an antenna tower or pole(s) and <br /> <br />foundation, utility lines, transmission lines, an air-conditioned equipment shelter, <br /> <br />electronic equipment, radio transmitting and receiving antennas and supporting structures <br /> <br />thereto ("Lessee's Facilities"). In connection therewith, Lessee has the right to do all <br /> <br />work reasonably necessary to prepare, maintain and alter the Leased Premises for <br /> <br />Lessee's business operations and to install transmission lines connecting the antennas to <br /> <br />the transmitters and receivers. Lessee's construction and installation work or other work <br /> <br />shall be performed at Lessee's sole cost and expense and in a good and workmanlike <br /> <br />manner. Title to the Lessee's Facilities shall be held by Lessee. The Lessee's Facilities <br /> <br />shall remain Lessee's personal property and are not flXtures. Lessee has the duty to <br /> <br />remove all Lessee's Facilities at its sole expense on or before the expiration or earlier <br /> <br />termination of the Lease. <br /> <br />Any alterations, improvements, additions or utility installations (hereinafter <br /> <br />collectively referred to as "Improvements") to or on the Leased Premises that are <br /> <br />necessary for the conduct of the pennitted uses of the Leased Premises are subject to (1) <br /> <br />the prior written approval of the Lessor, which approval shall not be unreasonably <br /> <br />withheld or delayed~ and, if necessary, (2) all other governmental agencies, including the <br /> <br />City, which have jurisdiction over the use of the Leased Premises by Lessee.
