<br />6.30 <br />Page 31 <br /> <br />ATTACHMENT 2 <br /> <br />14. INTEREST ON PAST-DUE OBLIGATIONS. Except as expressly herein <br /> <br />provided, any amount due to Lessor not paid when due shall bear interest at the <br /> <br />maximum rate then allowable by law from the date due. <br /> <br />15. HOLDING OVER. If Lessee remains in possession of the Leased <br /> <br />Premises or any part thereof after the expiration of the term or option tenn hereof, such <br /> <br />occupancy shall be a tenancy from month to month with all the obligations of this Lease <br /> <br />applicable to the Lessee and at a monthly rental obligation of one hundred fifty percent <br /> <br />(150%) of the per month rental in effect at the time of expiration. <br /> <br />16. QUIET POSSESSION. Upon Lessee paying the rent for the Leased <br /> <br />Premises and observing and perfonning all of the covenants, conditions and provisions <br /> <br />on Lessee's part to be observed and performed hereunder, Lessee shall have quiet <br /> <br />possession of the Leased Premises for the entire Term. <br /> <br />17. EASEMENTS. Lessor reserves to itself the right, from time to time, to <br /> <br />grant such easements~ rights and dedications that Lessor deems necessary or desirable, <br /> <br />and to cause the recordation of Parcel Maps and restrictions, so long as such easements, <br /> <br />rights, dedications, Maps and restrictions do not interfere with the use of the Leased <br /> <br />Premises by Lessee. Lessee shall sign any of the aforementioned documents upon <br /> <br />request of Lessor, and failure to do so shall constitute a material breach of this Lease. <br /> <br />18. RELOCATION. <br /> <br />(a) At any time during the Term, Lessor may, upon one hundred and eighty <br /> <br />(180) days prior written notice to Lessee, elect to have Lessee remove all the Lessee's <br /> <br />Facilities, reasonably restore the Leased Premises to its physical condition prior to the <br /> <br />commencement of this Lease, reasonable wear and tear excepted, and relocate the <br /> <br />LeaseAgrec:men1-CommunicationsSite - 02102/06 <br /> <br />SITE #599A <br /> <br />23 <br />
