<br />PHASE I: ANALYSIS OF PAST WORK & CURRENT SITUATION <br /> <br />The four objectives of Phase I are as follows: <br /> <br />First, inventory all of the existing reports, economic and demographic data and plans <br />completed to date, for downtown Redwood, North Main Street, Redwood Creek and the <br />Bayfront. <br /> <br />Second, analyze, filter and distill all previous studies, plans and maps and summarize <br />the same into one focused document. <br /> <br />The third objective is to describe, on a preliminary basis, mixed-use concepts <br />appropriate for the Bayfront and Redwood Creek which will serve as the starting <br />foundation for the market research. <br /> <br />The fourth objective will identify prime redevelopment sites in the Study Areas and <br />reach a conclusion on the optimum Areas for additional study. <br /> <br />1.1 Collection of previous work <br /> <br />· Collect copies of all reports, maps, plans and renderings of the Study <br />Areas to determine previous recommendations. <br /> <br />· Conduct meetings with the City, the City's Land Planner and other related entities to <br />review the previous recommendations and content for the Study Areas. <br /> <br />· Research periodicals, books, web sites, third party sources and historical archives to <br />fully understand the current and past context of the Study Areas (Downtown <br />. Redwood, Redwood Creek and the Bayfront). <br /> <br />· Reach an agreement with the City and the Land Planner to determine specific Areas <br />for study along Redwood Creek and the Bayfront. <br /> <br />1.2 Situational Analysis <br /> <br />· Write a three to five page description of a preliminary development strategy that <br />describes a potential scenario for office, residential, retail, restaurant and <br />entertainment uses and other related categories in the Study Areas. Submit a draft <br />report to the City and conduct a follow-up conversation to discuss and refine the <br />concepts. <br /> <br />· Meet with the City and the Study Area's land planner to develop conceptual area <br />plans in bubble diagram form. The bubble diagrams of the plans will identify general <br />Areas for potential development that answer the overall needs of the preliminary <br />merchandising strategy and to ensure that the sites can efficiently accommodate the <br />proposed square footage, required building depths, public circulation and parking <br />requirements. <br /> <br />Agreement over $10K <br />City Attorney Approved Version 012710 <br /> <br />11 <br /> <br />~ <br />
