<br />- <br /> <br />2.6 Predictive Analysis <br /> <br />Conduct a future trends analysis of the Study Areas as follows: <br />· Define potential changes in the Study Areas' consumers. <br /> <br />· Define new office, retail and residential trends that may be appropriate for the Study <br />Areas. <br /> <br />PHASE II DELIVERABLES <br /> <br />Produce a written report summarizing the findings and conclusions of the market <br />research to include the following: <br /> <br />· Written summary report, consisting of 15-20 pages, on the market potential (Le., <br />Study Areas sales, rents and supportable square footage). <br /> <br />· Maps indicating the trade Areas and market sectors for the Study Areas and <br />downtown Redwood. <br /> <br />· Charts indicating the demographics, sales potential, capture rates and sales <br />potential of the Study Areas and downtown Redwood. <br /> <br />· Charts indicating the square footage of rentable space, which can be supported <br />by the primary, secondary and visitor markets for downtown Redwood City, <br />Redwood Creek and the Bayfront. <br /> <br />· Charts indicating the retail, office, and apartment rent per square foot, which can <br />be supported by the Study Areas. <br /> <br />· Two page description of non-residential target consumer segments for the <br />proposed Study Areas (Le., hotel guests, daytime workers, and tourists). <br /> <br />· Descriptions of target consumer groups with an analysis of their buying and <br />lifestyle characteristics for both the Bayfront and Redwood Creek. <br /> <br />· Description and analysis of emerging national and international residential and <br />retail trends which may be appropriate for the Study Areas. <br /> <br />· A three to five page refinement of the optimum market position of the Study <br />Areas, based on the research. <br /> <br />PHASE II SCHEDULE <br /> <br />Phase II will start immediately after Phase I and upon written notification by the City to <br />proceed and will be completed within four (4) weeks. A status reports will be sent to the <br />City after two weeks and a face to face meeting will be held within thirty (30) days of the <br />start of this Phase II.
