<br />. ' <br /> <br />obligate of, or exercise any right or remedy of, Lessor under this Agreement; (c) <br />make repairs, alterations, improvements or additions to the Premises, or to the <br />Building as Lessor deems necessary; (d) perform work necessary to comply with <br />laws, ordinances, rules or regulations of any public authority or of any insurance <br />underwriter; (e) to post "for rent" or "for Lease" signs or to show prospective <br />Tenants the Premises; and (f) perform work that Lessor deems necessary to <br />prevent waste or deterioration in connection with the Premises should Lessee fail <br />to commence to make, and diligently pursue to completion, its required repairs <br />within three (3) days after written demand therefore by Lessor. <br /> <br />13. SIGNS <br />13.1 Lessee shall have the right to design, install and maintain signs, at his / her sole <br />cost, subject to the Lessor's review and approval, provided that said signs <br />conform to the Courthouse Square signage requirements and/or sign program of <br />the City of Redwood City. <br /> <br />14. PARKING <br />14.1 The Premises does not have any assigned parking. Parking is available for <br />purchase at Lessee's sole cost and expense at the Redwood City parking lots <br />and garages. <br /> <br />15. TAXES <br />15.1 Lessee shall pay before delinquency all possessory interest taxes, assessments, <br />Lease fees, and other charges that are levied and assessed against the <br />Leasehold interest. On demand by Lessor, Lessee shall furnish Lessor with <br />satisfactory evidence of these payments. <br /> <br />15.2 Lessee shall pay before delinquency all federal, state or local taxes, <br />assessments, Lease fees, and other charges that are levied and assessed <br />against Lessee's personal property installed or located in or on the building, and <br />that become payable during the term. On demand by Lessor, Lessee shall <br />furnish Lessor with satisfactory evidence of these payments. <br /> <br />16. MULTIPLE VENDORS <br />16.1 Lessee agrees that it will abide by, keep and observe all reasonable rules and <br />regulations, as designated in Exhibit C which City may make from time to time <br />for the management, safety, care, and cleanliness of Courthouse Square, the <br />parking of vehicles and the preservation of good order therein as well as for the <br />convenience of other occupants and Lessees of Courthouse Square. The <br />violations of any such rules and regulations shall be deemed a breach of this <br />Lease Agreement by the Lessee. <br /> <br />17. SECURITY MEASURES <br />17.1 Lessee hereby acknowledges that the rent payable to Agency hereunder does <br />not include the cost of guard service or other security measures, and that Agency <br />shall have no obligation whatsoever to provide same. Lessee assumes all <br />responsibility for the protection of Lessee, its agents and invitees from acts of <br />third parties, and shall indemnify, defend, and hold harmless Agency for claims <br />related to failure to provide security.
