7.A <br />Page 8 <br />ATTACHMENT 1 <br />A. Incidental storage and office uses, provided such uses are clearly incidental <br />to the retail sale of products on the premises. <br />B. Child care centers if the facilities are in conjunction with adjoining businesses <br />and primarily serve the employees of such businesses. <br />C. Incidental instruction services in conjunction with a primary use, provided <br />that a maximum of thirty percent (30%) of the gross floor area may be devoted to this <br />use. (Ord. 1130.281, eff. 12-19-91: Ord. 1130.310 § 64, eff. 4-21-01: Ord. 1130.327 § <br />13, eff. 12-1-03) <br />26.4 Conditional Uses: The following uses are permitted in the CBR District <br />subject to first securing a use permit therefor: <br />A. Clothing sales of used clothing; <br />B. Cocktail lounges; <br />C. Child care centers if the facilities are not in conjunction with the <br />adjoining businesses or do not primarily serve the employees of such <br />businesses; <br />D. Health clubs and gyms; <br />E. Hotels and motels; <br />F. Liquor stores; <br />G. Laundry and dry-cleaning establishments with plant on premises; <br />H. Ground-floor-dependent offices; <br />I. Parking lots and garages; <br />J. Pet shops, including grooming; <br />K. Public and quasi-public uses; <br />L. Residential units located on the ground floor; <br />M. Restaurants, cafes, and bars, including the sale of liquor and other <br />alcoholic beverages, and including catering establishments when food is <br />also sold on the premises; <br />N. Restaurants with exterior seating; <br />O. Sale of second-hand items; <br />P. All new businesses which have an area greater or equal to five thousand <br />(5,000) gross square feet; <br />Q. All additions to existing buildings which would result in the total building <br />area of five thousand (5,000) gross square feet or greater, including <br />additions to buildings which currently exceed five thousand (5,000) gross <br />square feet; <br />R. Any interior remodeling which would result in the expansion of a retail use <br />in a building which presently has an area in retail exceeding or equal to <br />five thousand (5,000) gross square feet; <br />S. Any other use not otherwise listed in this article which is determined by the <br />Zoning Administrator, after a public hearing, to be of the same general <br />character as the uses permitted by this article and which use is not <br />inconsistent with the purposes of this article; <br />ATTY/ORD.334 4 <br />051710 <br />
