Office uses on the ground floor of new buildings constructed for final_ <br />occupancy on or after July 1, 2010, except in new buildings with frontage <br />on streets that serve as primary pedestrian-oriented retail and restaurant <br />locations in downtown including Broadway between El Camino Real and <br />Main Street; the northeast corner of Broadway and Marshall Street; <br />Middlefield Road between Winslow and Marshall Street; and Sequoia <br />Station. (Ord. 1130.281, eff. 12-19-91) <br />26.6 Lot Area: The minimum building site area shall be two thousand five <br />hundred (2,500) square feet. (Ord. 1130.281, eff. 12-19-91) <br />26.10 Required Conditions: The following conditions shall be required in the <br />CBR District: <br />A. Ground floor uses shall be primarily retail and shall enhance their immediate <br />area in accordance with the purposes of this article. Non-retail ground floor uses shall <br />maintain traditional facades with ground floor storefront windows consistent with the <br />retail character of the district and the treatment of the storefront is further required to <br />conform to the additional conditions included herein. <br />B. Where an existing ground floor use is anon-conforming use, any vacancy <br />will require conversion of such use to a permitted use or conditional use listed in the <br />CBR District after six (6) months as required by Article 33 of this ordinance. <br />C. All businesses, services, and other activities shall be conducted within a <br />completely enclosed structure, except for parking and loading spaces, and outdoor <br />eating areas which have obtained a conditional use permit. Exterior storage is <br />prohibited. <br />D. Windows on the ground level building facade facing a street shall be used to <br />display consumer goods and/or services.
