Description of Project:

The City of Redwood City proposes to amend the text of Article 6 - R-2 - (Residential Duplex)
District of the Zoning Ordinance to establish residential development density standards for lots
larger than 10,000 square feet. The existing ordinance specifies density standards for lots up to
10,000 square feet, but does not specify density standards for lots larger than 10,000 square feet.
The City has been applying its d.ensity standards for lots smaller than 10,000 square feet to lots
larger than 10,000 square feet on an incrementally proportional basis. The proposed zoning
ordinance amendment would establish and codify density standards for lots larger than 10,000
square feet. Staff has developed and analyzed three atternative density standards for Planning
Commission and City Council consideration that could be adopted for lots larger than 10,000
square feet. Each alternative would permit detached single-family homes, duplexes (two units

Initial Study, R-2 Zoning District Code Amendment

I 1
