Accessory dwellings, subject also to the definition set forth in 2.5.2 and the provisions of <br />Article 37; <br />E. Multiple dwellinos, subiect also to securino a Planned Development Permit as set forth in <br />the provision of Article 46 and located on development sites Qreater than: <br /> <br />(Scenario 1) twelve-thousand five hundred (12.500) square feet. in qross lot area <br /> <br />(Scenario 2) thirteen-thousand, three hundred thirty-three (13.333) square feet in oross lot <br />~ <br /> <br />(Scenario 3) tweRtv (thee.n'-thousand (.i'5.~bOb) square feet. in Qross lot area." <br /> <br />6.6 Lot Area. <br /> <br />"The minimum building site area shall be five thousand (51000) square feet for a single-family <br />dwelling, seven thousand five hundred (7,500) square feet for a two (2)-family (duplex) dwelling, <br />and ten thousand (10,000) square feet for a three (3)-family (triplex) dwelling, and <br /> <br />( Scenario 1) and two thousand five hundred (2,500) square feet for each additional familv unit in <br />excess of three (3) units on the same develooment site subiect also to securina a Planned <br />Development.permit as set forth in Article 46. <br /> <br />(Scenario 2) and three thousand three hundred thirty three (3.333) square feet for each add~ional <br />familv unit in excess of three (3) units on the same develooment s~e subiect also to securina a <br />Planned Development Permit as set forth in Article 46. <br /> <br />(Scenario 3) Multi-familv development consistino of attached and detached sinale-familv homes <br />on small lots (lots smaller than 5.000 square feet) require development sites consisting of <br />5.000 square feet of Qross lot area per unit, are subiect also to securina a Planned Development <br />Permit as set forth in Article 46. and may include common areas (open space and private streets) <br />as part of the total site development. for each additional familv unit in excess of three (3) units on <br />the same development site subiect also to securino a Planned Development Permit as set forth in <br />Article 46. Additional minimum buildina site area requirements areater than those specified in this <br />section shall be determined in accordance with the provisions of Section 32.2, "Supplementary Lot <br />Area Requirements for Slopina Sites." under the conditions therein soecified." <br /> <br />The intent of the code amendment is to clarify the minimum lot area per unit for lot increments <br />beyond 10,000 square feet. <br /> <br />It is anticipated that the Planning Commission will make recommendations to the City Council on <br />the preferred scenario, based on analysis and public comment.
