Therefore, there is no way to independently verify the accuracy of the <br />analysis, or to determine validity of any assumptions in the analysis. Given the large number of <br />erroneous and misleading statements in the referenced documents, the credibility of the analysis is <br />questionable. <br /> <br />If the current R2 density.of.8.30 family units is accurate, one would intuitively believe there Is significant <br />potential for R2 density to increase well beyond 8.73 family units. The current Zoning Ordinance <br />maximum densities for the three permitted uses are listed below: <br /> <br />. Single..-Family : 8.7 family units per acre <br />. Two-Family: 11.6 family units per acre <br />. Three-Family: 13.1 family units per acre <br /> <br />Surprisingly, the R2 density is less than the single..family maximum density as specified in the current <br />Zoning Ordinance. In the proposed Zoning Ordinance revision, single-family maximum density will <br />increase to 17.4 units per acre. Such a large increase in maximum single-family density will increase the <br />economic potential for redevelopment of property.to higher density. <br /> <br />One reasonable explanation is that the density analysis does not consider the possibility that adjacent <br />lots with different owners could be combined to create larger lots that would then qualify for the higher <br />density development. The figure below details how density increases' with Jot size. Therefore, <br />redevelopment viability increases with larger lots. At the April 8, 2009 Open House, Mike asked City <br />Staff why adjacent lots with different owners were not considered in the analysis.
