<br />06/14/2010 <br /> <br />ORIGINAL <br /> <br />ORDINANCE NO. 1130-349 <br /> <br />AN ORDINANCE AMENDING ARTICLE VI R-2 (RESIDENTIAL <br />DUPLEX) ZONING DISTRICT OF THE REDWOOD CITY ZONING <br />ORDINANCE <br /> <br />THE CITY COUNCil OF THE CITY OF REDWOOD CITY DOES ORDAIN AS <br />FOllOWS: <br /> <br />Section 1. Findinos. The City Council finds and declares that the adoption of <br />these amendments to the R-2 (Residential - Duplex) Zoning District Code are in the <br />public interest because: <br /> <br />A. These amendments clarify that units in excess of three units on a single <br />project site, whether the unit is a single family residence or part of a duplex or <br />multiplex, shall require 2,500 square feet of lot area per additional unit beyond <br />the first 10,000 square feet of lot area; and <br /> <br />B. These amendments codify the long-standing interpretation of those planning <br />officials charged with implementing the City's R-2 zoning provisions and <br />planned development permit provisions that have permitted clustering of <br />multiple residential structures on a single project site and authorized more <br />than 3 units per building structure on lots greater than 10,000 square feet; <br />and <br /> <br />C. Well-defined zoning regulations protect the health, safety, peace, morals, <br />comfort, convenience, and general welfare of the people of Redwood City. <br /> <br />Section 2. Zonino Code Amendment. Article 6 of the Zoning Code of the City <br />of Redwood City Zoning Ordinance is amended, in relevant part, to read as follows: <br /> <br />Article 6 R-2 (RESIDENTIAL - DUPLEX) DISTRICT <br /> <br />Sections: <br /> <br />6.1 Purpose. "To stabilize and maintain the residential character of the district <br />and permit a suitable environment for family living on a smaller scale by permitting a <br />higher density with two (2) or three (3) families to the lot. or low-scale multi-family <br />planned development includino attached and detached sinole-familv homes on small <br />lots. while maintaining individual privacy, open space, and facilities." <br /> <br />6.2 Permitted Uses. "The following structures and uses are permitted in the R-2 <br />District: <br /> <br />A.
