Multiple dwellinqs. subiect also to securinq a Planned Development Permit as <br />set forth in the provision of Article 46 and located on development sites at <br />least twelve thousand five hundred (12.500) square feet. in qross lot area <br /> <br />6.6 Lot Area. "The minimum building site area shall be five thousand (5,000) <br />square feet for a single-family dwelling, seven thousand five hundred (7,500) square <br />feet for a two (2)-family (duplex) dwelling, and ten thousand (10,000) square feet for a <br />three (3)-family (triplex) dwelling, and two thousand five hundred (2.500) square feet for <br />each additional family unit in excess of three (3) units on the same development site <br />subiect also to securinq a Planned Development Permit as set forth in Article 46. <br /> <br />6.10 (B) Other Required Conditions. There shall be a limit of one (1) single- <br />family dwelling, one (1) two (2) family (duplex) dwelling, or one (1) three (3)- family <br />(triplex) dwelling building per lot except for permitted dwelling groups approved pursuant <br />to a planned development permit." <br /> <br />Section 3. This ordinance is declaratory of the long-standing interpretation of <br />those planning officials charged with implementing the City's R-2 zoning provisions and <br />planned development permit provisions; a review of various projects approved between <br />1964-2010 disclosed that the city has authorized at least eighteen projects to cluster <br />multiple residential structures (ranging from single-family dwelling units to single <br />structures containing up to nine dwelling units) on a single project site in the R-2 zone <br />and authorizing a total number of dwelling units of 6.9-16.23 dwelling units per acre for <br />those projects. The ordinance amendments are intended to clarify that units in excess <br />of three units on a single project site, whether the unit is a single family residence or <br />part of a duplex or multiplex, shall require 2,500 square feet of lot area per additional <br />unit beyond the first 10,000 square feet of lot area. <br /> <br />Section 4. Severabilitv.lf any provision, section, paragraph, sentence or word <br />of this Ordinance, or the application thereof to any person or circumstance, is rendered <br />or declared invalid by any court of competent jurisdiction, the remaining provisions, <br />sections, paragraphs, sentences or words of this Ordinance, and their application to <br />other persons or circumstances, shall not be affected thereby and shall remain in full <br />force and effect and, to that end, the provisions of this Ordinance are severable. <br /> <br />Section 5. Effective Date.
