d. Review Process. Painted wall signs shall be subject to review <br /> and approval by the Architectural Review Committee. <br /> <br /> vi. Advertising Artwork. Advertising artwork shall be subject to <br /> review and approval by the Architectural Review Committee. Not more <br /> than one (1) advertising artwork may be displayed on a building facade. <br /> <br /> c. FreestandinR SiRn$. Freestanding signs shall be subject to review and <br /> approval by the Architectural Review Committee in accordance with the following <br /> requirements: <br /> <br /> i. Size. No freestanding sign shall exceed one hundred and fifty (150) <br /> square feet in area or ten (10) feet in width. <br /> <br /> ii. Number. The number of freestanding signs that may be displayed on a <br /> property shall be determined by the Architectural Review Committee. <br /> <br /> iii. Placement. Each freestanding sign shall be set back at least six (6) <br /> feet from the curb or edge of pavement of the nearest street. <br /> <br /> iv. Height. No freestanding sign shall exceed fifteen ('15) feet in height. <br /> However, the Architectural Review Committee may approve signs up to <br /> twenty-four (24) feet in height upon making the following findings: <br /> <br /> a. A sign conforming to the 15-foot height limit would not provide <br /> adequate identification due to physical conditions such as <br /> topography, vegetation or fences or other improvements that <br /> limit visibility; <br /> <br /> b. The proposed sign is part of or incorporates an architectural <br /> feature such as a tower or spire that enhances the design of the <br /> project; or <br /> <br /> c. Due to the number of businesses on the premises, a sign <br /> conforming to the 15-foot height limit would not provide <br /> adequate identification for each business. <br /> <br /> d. Window Si~lns. A first floor business that sells products or services may cover <br /> up to twenty-five percent (25%) of the ground floor window area on each building <br /> facade with window signs. All signs within three (3) feet of a window or glass <br /> door as well as any internally illuminated signs within ten (10) feet of a window or <br /> glass door that are visible from outdoors shall be included in determining the <br /> coverage area.
