<br />7A <br />Page 13 <br /> <br />16. The applicant shall obtain a Building Permit prior to commencement of construction <br />for all applicable on-site improvements. <br /> <br />17. The applicant shall be responsible for all fees due for the net new construction on <br />the Kaiser campus. Fees are currently based on published charges dated 4/27/09; <br />however, these rates are subject to change and are due at permit issuance. <br /> <br />18. Where a Planned Community Permit has not been used within one (1) year from the <br />date of granting, either by beginning of construction of the improvements or by the <br />initiation of the activity which is the subject of the Planned Community Permit, said <br />Planned Community Permit shall automatically terminate and be of no further effect. <br /> <br />If approved, no building or zoning permit shall be issued, and no use shall be <br />established except in accordance with and subject to the terms and conditions. <br />outlined above, and in no case shall such permit be issued or use established prior <br />to the final action on any appeals tha.t may be filed within the appeal period.
