The applicant shall submit a water monitoring report to the City's Building, <br />Infrastructure and Transportation Department prior to construction of the new <br />hospital if determined necessary by the Cityts Building, Infrastructure and <br />Transportation Department (refer to Kaiser Precise Plan page 44-46 for details). <br /> <br />10. The applicant shall enter into a landscape maintenance agreement for the irrigation <br />and maintenance of all landscaping along the Kaiser campus frontages, including <br />but not limited to Veterans Blvd, Walnut, Maple, Marshall, and Marshall Court prior <br />to construction of the new hospital. . <br /> <br />11. The applicant shall obtain all other necessary City Building, Infrastructure and <br />Transportation Department approvals for all proposed off-site improvements, <br />including applicable EIR mitigation measures. <br /> <br />12. Kaiser has also agreed to install a Veterans Blvd frontage improvement option <br />illustrated on page 5 of Kaiser's Jure 29,2010 plan submittal prepared by HOK <br />Architects that illustrates a 10-foot wide sidewalk with 10-foot wide planter wells <br />located within and alternating between street parking stalls. This option would <br />potentially allow for a double row/canopy of street trees consistent with Kaiser <br />Precise Plan urban design and streets/streetscape standards. <br /> <br />This Veteran Blvd frontage improvement option is currently being studied by <br />Planning and Engineering staff and would help implement new draft General Plan <br />"complete streets" policies through the narrowing of Veterans Blvd by one lane (from <br />Main Street to Chestnut Street), the addition of a bike lane and the installation of <br />specimen canopy street trees to beautify and visually "narrow" the corridor's width. <br /> <br />This possible tuture change to the Veterans Blvd streetscape is also being <br />considered to address unanticipated underground utilities that might preclude <br />Kaiser's ability to install required street trees within the Veterans Blvd. sidewalk <br />consistent with Kaiser Precise Plan urban design and streets/streetscape standards. <br />This option would also potentially allow for an increased building setback/planting <br />area for Kaiser's new hospital and existing Cypress buildings. While option 2 is not <br />part of Kaiser's current plan submittal request, Kaiser has agreed to implement this <br />option if it is approved by the City at a future date <br /> <br />13. All outdoor equipment, equipment boxes and rooftop equipment shall be screened. <br /> <br />14. Kaiser shall submit a street lighting plan for new street lights within the Veterans <br />Blvd, Walnut Street and Marshall Street right-ot-way per Kaiser Precise Plan <br />guidelines/standards for City Planning and Engineering staff review/approval prior to <br />occupancy of the new hospital. <br /> <br />15. The applicant shall comply with all applicable Redwood City Fire and Building <br />codes. <br />
