<br />7A <br />Page 11 <br /> <br />3. The subject Kaiser Precise Plan modifications described above are generally <br />consistent with the intent of Kaiser Precise Plan guidelines and standards. <br /> <br />CONDITIONS OF APPROVAL: It is the responsibility of the property owner, project <br />applicantJ tenant, and/or any other party identified in this document to adhere to and <br />perform the following conditions of approvals in the time specified. If no time is specified <br />then the condition is considered to be an ongoing obligation. <br /> <br />1. The applicant for Kaiser's Phase 1 Hospital Replacement Project is subject to the <br />standards and guidelines contained in the Kaiser Precise Plan, dated July 2003, <br />except as modified herein. <br /> <br />2. The proposed development shall comply with the mitigation measures contained in <br />the Kaiser Master Plan Final Environmental Impact Report (EIR)J dated March 4, <br />2003, including the Mitigation Monitoring, Reporting Program (MMRP) attached <br />herein. <br /> <br />3. The proposed improvements shall substantially conform to the plans and related <br />information, prepared by HOK Architects, dated June 29, 2010, on file with the <br />Planning, Housing and Economic Development Department and the Improvement <br />Plans approved by the Building, tnfrastructure and Transportation Department <br />except as modified by the conditions conta:ined herein. <br /> <br />4. Any modifications to said approved plans mUst be submitted to the Planning, <br />Housing and ~conomic Development Department and the Building, Infrastructure <br />and Transportation Department for review and approval prior to construction. <br /> <br />5. Future phases of this developm.ent (Le. permanent bus stop area design, existing <br />hospital exte.dot improvements, neW. surface parking lots, parking garages and <br />medical office buildings) require separate PC Permits. <br /> <br />6. The applicant shall pay: ior all applicable public improvements as determined by the <br />City's Building, Infrastructure and Transportation Department (and as outlined on <br />page 41 of th.e. Kaiser Precise Plan) and as provided in the required Improvement <br />Agreement an;d~ Funding Agreement between the City and Kaiser prior to <br />construction of the: new hospital. . <br /> <br />7. Kaiser is required to enter into a formal Agreement approved by the City Council for <br />improvements proposed within the City right-of way, as well as for street vacations <br />and revocable permits prior to construction of the new hospital. / <br /> <br />8. The applicant shall pay for the creation of a traffic datum baseline study prior to <br />construction of the new hospital if determined necessary by the City's Building, <br />Infrastructure and Transportation Department (refer to Kaiser Precise Plan page 43 <br />for details). <br />
