/0'A8 <br />26.5 <br />R. Any interior remodeling which would result in the expansion of a retail use in a building which <br />presently has an area in retail exceeding or equal to five thousand (5,000) gross square feet; <br />S. Any other use not otherwise listed in this article which is determined by the Zoning <br />Administrator, after a public hearing, to be of the same general character as the uses permitted by <br />this article and which use is not inconsistent with the purposes of this article; <br />T. Photography studios; <br />U. Travel agencies; <br />V. (Ord. 1130281, eff. 12- 19 -91) <br />26.6 Lot Area. <br />The minimum building site area shall be two thousand five hundred (2,500) square feet. (Ord. <br />1130.281, eff. 12- 19 -91) <br />26.7 Lot Width. <br />The minimum average lot width shall be twenty-five (25) feet. (Ord. 1130281, eff. 12- 19 -91) <br />26.8 Lot Coverage. <br />No limitations. (Ord. 1130.281, eff. 12- 19 -91) <br />26.9 Yard Requirements. <br />None required. (Ord. 1130.281, eff. 12- 19 -91) <br />26.10 Required Conditions. <br />The following conditions shall be required in the CBR District: <br />A. Ground floor uses shall be primarily retail and shall enhance their immediate area in accordance <br />with the purposes of this article. <br />B. Where an existing ground floor use is a non - conforming use, any vacancy will require conversion <br />of such use to a permitted use or conditional use fisted in the CBR District after six (6) months as <br />required by Article 33 of this ordinance. <br />125 <br />
