<br />J ~ <br /> <br />. <br /> <br />. <br /> <br />this Council that exceptional circumstances and conditions exist <br /> <br />which affect said property: that the exceptions applied for are <br /> <br />necessary for the preservation and enjoyment of substantial <br /> <br />property rights of petitioner; that the granting of said exceptions <br /> <br />will not be detrimental to the public welfare or be injurious to <br /> <br />other property in the neighborhood; and that any exceptions <br /> <br />granted shall be subject to the conditions hereinafter set forth; <br /> <br />NOW, THEREFORE; <br /> <br />BE IT RESOLVED BY THE COUNCIL OF THE CITY OF REDWOOD CITY, <br /> <br />AS FOLLOWS: <br /> <br />1. Pursuant to the terms of Chapter 30 of the Code of the <br /> <br />City of Redwood City, exceptions are hereby authorized for the <br /> <br />ab~ve described property to allow six streets to have a length <br /> <br />in excess of the maximum length of cul de sac streets required <br /> <br />by Chapter 30 of the Code of the City of Redwood City: to allow <br /> <br />39 lots to have less than the minimum width on the front property <br /> <br />line required by said Code: and to allow all lots below five <br /> <br />acres to have lot areas less than the minimum lot area size <br /> <br />provided by said Code for the zoning district within which the <br /> <br />subject proposed subdivision is situate; provided, however, that <br /> <br />this exception (relating to lot size) shall not apply to said <br /> <br />proposed subdivision in the event of, and upon the occurrence <br /> <br />of, the rezoning of said property to a zoning district other than <br /> <br />the "TP" zoning district. <br /> <br />2. The exceptions herein granted shall ,be subject to the <br /> <br />following conditions relative to the tentative map: <br /> <br />(a) That the location and design of above-ground public <br />facilities within public rights of way and other <br />public utility easements shall be subject to review <br />by the Urban Design Committee. <br /> <br />(b) That all easements and sites for public utilities and <br />services shall be satisfactory to the City Engineer. <br /> <br />-2- <br />
