<br />. <br /> <br />. <br /> <br />minimum lot area size provided by said Code for the zoning <br /> <br />district within which the above described real property is situate. <br /> <br />2. The exception granted herein shall be subject to the <br />following conditions: <br /> <br />(a) That the property be subdivided with the lot fronting <br />on Orchard Avenue to have a depth of 100 feet and the <br />lot on Wheeler Avenue to have a depth of 102.5 feet. <br /> <br />(b) That a public utility easement ten feet in width along <br />the westerly property line of the lot fronting on <br />Orchard Avenue be shown on the map, to serve the lot <br />fronting on Wheeler Avenue, and dedicated to the City. <br /> <br />(c) That the existing off-street garage spaces conform <br />to present zoning requirements. <br /> <br />(d) That any additional sewer laterals, water services, <br />or other utility facilities necessary to develop the <br />proposed subdivision be installed at no expense to <br />the City. <br /> <br />(e) That all laws, codes, regulations, resolutions, <br />ordinances and/or parts thereof, other than as <br />directly and expressly adjusted by the terms of the <br />exception granted, shall be strictly complied with. <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />-2- <br />
