<br />~ .. <br /> <br />. <br /> <br />. <br /> <br />necessary for the preservation and enjoyment of substantial <br /> <br />property rights of petitioner; that the granting of said excep- <br /> <br />tions will not be detrimental to the public welfare or be <br /> <br />injurious to other property in the neighborhood; and that any <br /> <br />exceptio~s granted be subject to the conditions hereinafter set <br /> <br />forth; . <br /> <br />NOW, THE REF ORE; <br /> <br />BE IT RESOLVED BY THE COUNCIL OF THE CITY OF REDWOOD CITY, <br /> <br />AS FOLLOWS: <br /> <br />1. Pursuant to the terms of Chapter 30 of the Code of the <br /> <br />City of Redwood.City, exceptions are hereby authorized for the <br /> <br />above described property to allow two streets to have a length <br /> <br />in excess of the maximum length of cul-de-sac streets required <br /> <br />by Chapter 30 of the Code of the City of Redwood City; to allow <br /> <br />44 lots to have less than the minimum width on the front property <br /> <br />line required by said Code: and to allow 406 lots to have lot areas <br /> <br />less than the minimum lot area size provided by said Code for the <br /> <br />zoning district within which the subject proposed subdivision is <br /> <br />situate; provided, however, that this exception (relating to lot <br /> <br />size) shall not apply to said proposed subdivision in the event <br /> <br />/' <br /> <br />of, and upon the occurrence of, the rezoning of said property <br /> <br />to a zoning district other than the "TP" zoning district. <br /> <br />2. The. exceptions herein granted shall be subject to the <br /> <br />following conditions relating to the tentative map: <br /> <br />(a) That the .location and design of above-ground public <br />fixtures within public rights of way and other public <br />utility easements shall be subject to review by the <br />Urban Design Committee. <br /> <br />(b) That all easements and sites for public utilities, <br />services, and street trees shall be satisfactory to <br />the City Engineer; and that the roadway easement <br />across Lot 3 of Block B, Lot 27 of Block G, and <br />Lots 4, 18 and 19 of Block S, as shown on the tentative <br />map of the subject proposed subdivision, shall be <br /> <br />-2- <br />
