<br />@) <br /> <br />7,8 <br />Page 167 <br /> <br />Project Description: <br />One Marina is a 231 unit waterfront residential project with three community parks, a 14 <br />acre marina basin, a waterfront esplanade along Redwood Creek, an inner village walk <br />and siting for a future hotel and retail use. (Refer to Attachment 2 for project submittals). <br />The subject property fronts on to Bair Island Road, which has been approved for <br />substantial upgrades including the installation of a new round-a-bout, a two directional <br />separated bike path, a pedestrian sidewalk shaded by street trees and equipped with <br />pedestrian scale lighting. Furthermore, the project will be responsible for a portion of the <br />Blomquist extension, a new pedestrian and vehicular bridge over Redwood Creek, as <br />well as a pedestrian and bike underpass extending underneath U,S 101. <br /> <br />The residential component of the project is comprised of three different building <br />typologies. There are 11 auto court buildings each with 14 units per building. Generally <br />speaking, the auto court buildings are two to three stories with pedestrian entrances <br />fronting on to public streets or walkways. Auto access is provided via lane access or an <br />auto court, Each unit has direct access from the ground floor via the primary entrance <br />an.d the garage entrance. Each residence is provided with at least two walls of light, <br />either as a corner residence or as a residence that fronts on to the public area as well <br />as the auto court. <br /> <br />The second type of residential units are provided in one of two modified auto court <br />buildings with 7 units per building, These two modified auto court buildings flank the <br />open space plaza adjacent to the interior corner of the marina basin. The third type of <br />residential units are referred to as townhome buildings and can be found in a variety of <br />locations around the site plan, but are most notably located along the northern <br />perimeter of the site, There are 11 townhome buildings; however, the number of units <br />per building varies with the site conditions. In total, there are 63 units within the <br />townhome buildings. <br /> <br />Regardless of the building typology, there are two general types of units, 1) llfownhome" <br />units, which are configured in either two or three story arrangements, or 2) llflats" which <br />are single level units, Seventy percent (70%) of the units are townhomes, while the <br />remaining thirty percent (300/0) are flats, Each unit is equipped with a two-car garage. <br />There will be a minimum of 0,25 guest parking spaces per unit provided on site or on <br />8air Island Road. <br /> <br />Project amenities include the aforementioned approximately 14 acre marina that will <br />accommodate 24-40 boat slips and a hand boat launch. Open space and park land <br />amenities include several hardscape and landscape plazas' and paseos around the site, <br />an outer esplanade along Redwood Creek, a village walk along the internal perimeter of <br />the marina basin, enhanced building streets and lanes, and three separate park areas <br />(totaling 1.93 acres), The parks are as follows: Marina Park is located adjacent to Bair <br />Island Road and is intended to provide visual and recreational access to the Village <br />Marina Basin for project residents as well as the general public; Pet Park is located <br />along the northern perimeter of the site and Village Park, the largest of the three parks, <br />is located on the peninsula between the Village Marina Basin and Redwood Creek; <br />Village Park is equipped with a tot lot and some more expansive areas for recreational <br />activities. <br />
