7.B
Page 173
With the reduction in overall unit count from 796 to 231, the significance of
this development standard is lessened, The need to develop a project with
different architects and/or different architectural firms appears to be
overstated. City staff, the. Architectural Review Committee, and the applicant
along with their architects, have worked to develop a style of architecture that
can provide a variety of architectural expressions over a range of buildings,
As previously stated, the uColonial Monterey" architecture represents a design
that can be replicated in building form, with enough variation in roof forms,
materials, design details and/or color palettes the bUildings could maintain a
high degree of compatibility without being overly repetitive.

@

Pg. 15 The Community Hub shall be located directly adjacent to Bair Island Road for
ease of access, and border the interior harbor area to take advantage of the
waterfront location,

The change in available land associated with the current project necessitates
further consideration..for this development standard. The applicant has
requested that the retail uses associated with the Community Hub be
integrated into the future hotel use. The revised approach would still provide
direct access to retail uses from Bair Island Road and a high degree of
walkability and accessibility from the interior harbor and Redwood Creek
would maintained,

Given the reduced number of residential units, the question has been asked
whether the Community Hub portion of this Development Standard is still
appropriate,

Pg. 16 Townhouse units shalf comprise 5-10% of total dwelling units~

With the reduction in overall unit count and the redistribution of building
typologies, the ratio of townhome units has increased to seventy percent
(70%).

Pg, 16 Tower/condominium units shall be limited to a maximum of 55-650/0 of total
dwelling units,

The tower units are no longer a building typology associated with the revised
project.

Pg. 16 F, Park/Open Space - A minimum of 2.8 acres of land shall be dedicated
'within the Precise Plan Area for public park/open space consistent with the
current city average. This area shall include a park a minimum of 1.3 acres in
area that contains open lawn area for informal sport activities, a tot lot, and
small boat access/landing area,

Pg. 18. H. Existing and Preserved Marina Areas - Existing marina areas shall be
considered a form of recreational open space. Preserved marina area and
adjacent publicly accessible walkways shall be counted at a ratio of 50% of
