The last line of item F states that the 1,3 acre park <br />shall contain open lawn area, a tot lot and small boat access/landing area. As <br />proposed, the 1.3 acre Village Park provides for the lawn area and tot Jot; <br />however, the boat access/landing area is provided in the Marina Park. <br /> <br />Pg. 18 Development shall generally occur along Redwood Creek and extend toward <br />Bair Island Road, <br /> <br />The applicant has indicated a desire to change the development phase such <br />that the first phase of development occurs along Bair Island Road and <br />progressed back towards Redwood Creek. This phasing pattern allows for a <br />stronger street presence on Bair Island Road (for marketing and sales <br />purposes), allows for a reduction on the initial cost of infrastructure, and <br />minimizes the construction activity impact on first phase residents. <br /> <br />Pg. 18 An initial phase project consisting of a maximum of 250/0. of the total housing <br />units may be constructed prior to development of the Community Hub and <br />required park/open space,. .It shall be completed prior to development of 650/0 <br />of the total number of housing units proposed, <br /> <br />The development of the first phase of 56 units is Jess than 25% of the total <br />housing units. <br /> <br />Pg, 23 and pg. 29 Outer Esplanade - Setbacks/Build-To Lines establishes a 12-foot <br />minimum setback area (6-foot minimum with discretionary review) and a 20- <br />foot Outer Esplanade. <br /> <br />The Outer Esplanade was originally design with a 20-foot wide walkway for <br />two reasons: 1) the desire to provide an ample public open space amenity for <br />the project residents and the general public, and 2) to double as an <br />emergency access road around the perimeter of the Peninsula Park project. <br />The One Marina project is proposing a reduced width for the Outer Esplanade <br />in order to gain more usable land back for development purposes. Given the <br />reduction in unit count the number of residents using the esplanade has been <br />reduced and given the unit type, three-story wood frame construction, there is <br />no longer a need for the emergency access road, Consequently, the width of <br />the Outer Esplanade can be reduced in scale and still maintain the initial <br />intent of providing an enjoyable open space amenity that provides waterfront <br />access to Redwood Creek, As a matter of reference, the North Main Street <br />Precise Plan has a 14 foot trail width requirement along Redwood Creek. <br /> <br />Pg. 23 and pg, 29 I nner Esplanade - Setbacks/Build-To Lines establishes a 10-foot <br />minimum inner Esplanade. <br />
