<br />@ <br /> <br />7.B <br />Page 175 <br /> <br />The Inner Esplanade as regulated in the Peninsula Park Precise Plan <br />identifies a 10-foot minimum dimension with the adjacent building have no <br />minimum setback. The One Marina project identifies a reduced width for the <br />village walk (i,e. inner esplanade), but it also provides for a greater separation <br />from the walk to the building face. The Peninsula Park project proposed <br />buildings with a greater overall height therefore, the wider interior walk was <br />entirely appropriate. The 10-foot dimension provided for easy two-way foot <br />traffic as well as some level of comfort, i.e. not having to walk right up against <br />the building. The One Marina project accomplishes the same comforl <br />objective by providing some physical separation between the walkway and <br />the building, even though the walkway is reduced in width. Furthermore, <br />although the Village Walk is connected around the interior portion of the <br />marina basin its primary purpose is to provide access to the units for their <br />residents and guests. <br /> <br />Urban Desian Guidelines <br /> <br />Pg.36 Buildings should generally be stepped back in height from water areas and <br />pedestrian-oriented spaces, <br /> <br />This design guideline was suggested based on the anticipated building <br />heights associated with the Peninsula Park project. The One Marina project <br />will reduce the building heights to two and three story buildings. Furthermore, <br />the Precise Plan establishes a minimum building height of 24 feet. <br />Consequently, the need to step back building heights from water areas and <br />pedestrian-oriented spaces is no longer a primary concern. <br /> <br />Pg. 41 Ground floor units should be located approximately 3 feet above grade to <br />provide privacy yet maintain "eyes on the street". supervision of streets and <br />ways. <br /> <br />The ground floor units for the proposed project vary in height. A couple of the <br />centrally located units in the auto court buildings have been designed with a <br />stooped entry and raised floor, consistent with the Precise Plan. Several other <br />ground floor units in the auto court buildings are designed with flush entries <br />(no steps).
