ONE MARINA - WATER FRONT RESIDENTIAL PROJECT (PUBLIC <br />HEARING) <br /> <br />Blake Lyon, Senior Planner gave some context of the site and the history of the project <br />proposal. He noted that both the documents for the Peninsula Park Precise Plan and <br />the EIR were in place as the regulating documents for the project. The project at hand <br />was intending to meet the goals and analysis within these documents, There was no <br />intention to revise or revisit those documents. The Applicant's independent counsel <br />offered an opinion on these, the City hired its legal counsel as well, and both concurred <br />that they could move forward with the Planned Community Permit Process. <br /> <br />Paul Powers, Pauls Corporation~ Project Applicant spoke to the labor-intensive process <br />thus far with the various applications towards the property at hand. He remained <br />grateful for everyone's patience in the matter as well as the work done by the <br />Architectural Review Committee who also spent many. hours on the architectural <br />features of the plan, He walked the Commission through the highlights of the current <br />plan. <br /> <br />Paul Lettieri Landscape Architect with the Guzzardo Partnership, Inc. walked the <br />Commission through the site plan using various PowerPoint maps and renditions, some <br />of slides of which were repeated in Mr. Lyons presentation which followed. <br /> <br />Mr. Lyon continued with the following PowerPoint on the project: <br /> <br />One Marina for the Planning Commission on July 20, 2010: <br /> <br />Presentation Overview: <br /> <br />o Background - Marine Shore Village and Peninsula Park <br />o Project Description (Applicant_ <br />o Planned Community Permit <br />o Vesting Tentative Maps <br />o Precise Plan Interpretations <br /> <br />Background Information: Included maps of Marina Shores Village and Peninsula <br />Park. <br /> <br />Project Description: Concept development illustrations and charting of the Total Site <br />Area, Land Area, Marina Beach Area, Residential, Office, Retail, Hotel, Marina Slips, <br />their Maximum Height and Number of Buildings at Maximum Height for both Peninsula <br />Park and One Marina. <br /> <br />. Planned Community (PC) Permit: <br /> <br />o Map of PC Permit Residential Portions comprised of 231 units, 3 Parks, Guest <br />Parking, Streetscape Improvements, Outer Esplanade, Village Walk. <br />o PC Permit Phase 1 comprised of 4 Buildings, 56 Units, Streetscape. <br /> <br />Vesting Tentative Maps: Mapping of Existing Parcels <br /> <br />Page 2 of 9 <br />
