Precise Plan Interpretation: <br /> <br />Peninsula Park Precise Plan - Page 1: Though they may contain quantitative <br />requirements, the intent of a policy is generally more important than its specifics. The <br />City will consider alternatives to the Plan's detailed policy requirements if it can be <br />shown that such alternatives are more effective for meeting the intent of a policy than the <br />measures contained in the Precise Plan. <br /> <br />Peninsula Park Precise Plan - Page 2: The Peninsula Park Precise Plan has been <br />prepared in conjunction with a specific development proposal. Substantive progress <br />toward development consistent with the Precise Plan shall include good faith <br />applications to State and Federal agencies to obtain required approvals associated with <br />the proposed development within three years of the Precise Plan's adoption. If <br />substantive progress towards development is not made, the Planning Commission shall <br />initiate considerations of rezoning consistent with community objectives for the Precise <br />Plan Area at that time. <br /> <br />Peninsula Park Precise Plan - Page 9: The Precise Plan contains policies for land <br />use, transportation, and public improvements that require that these services be <br />provided. If they are not, the quantity of permitted development in the area should be <br />reduced. <br /> <br />Peninsula Park Precise Plan- Page 13: A rigidly-defined approach to architectural <br />styles is not recommended, In fact, it is preferred that different architects and/or different <br />architectural firms are used during the course of development so the Precise Plan Area <br />has a varied organic character, rather than the appearance of a single large project. <br />However, basic building forms and materials should be established by the Precise Plan, <br />so that buildings are complimentary to one another and the desired urban village <br />environment is achieved. <br /> <br />Peninsula Park Precise Plan- Page 15: The Community Hub shall be located directly <br />adjacent to the Bair Island Road for ease of access, and border interior harbor area to <br />take advantage of the waterfront location, (mapping included) <br /> <br />Peninsula Park Precise Plan - Page 16: Townhouse units shall comprise 5-100/0 of <br />total dwelling units. Tower/condominium units shall be limited to a maximum of 55-65% <br />of total dwelling units, (included representation of units) <br /> <br />Peninsula Park Precise Plan - Pages 16 & 18 - <br />o F. Park/Open Space - A minimum of 2,8 acres of land shall be dedicated within <br />the Precise Plan Area for public park/open space consistent with the current city <br />average, This area shall include a park minimum of 1.3 acres in area that <br />contains open lawn area for informal sport activities, a tot lot, and a small boat <br />access/landing area, <br />o H. Existing and Preserved Marina Areas - Existing marina areas shall be <br />considered a form of recreational open space.
