(includes drawing depicting same) <br /> <br />Recommendations: <br />o Approve the Planned Community Permit for Entire Residential Portion (231 units) <br />and Phase 1 (56 unites). <br />o Approve the Vesting Tentative Map for a 4 parcel subdivision. <br />o Approve the Vesting Tentative Map for resubdivision of Lot 2 <br /> <br />Clarifying Questions <br /> <br />Commissioner Smith, regarding the Precise Plan and the affordable housing, asked if <br />they were still considering the same ratios for affordable housing. <br /> <br />Mr. Lyon stated, as it stood presently, the Applicant and the City were in discussions <br />about the terms of the Development. This included whether or not they needed to revisit <br />the distribution of affordable housing. He noted there remained the obligation to provide <br />the affordable housing. He revisited several slides to flesh this out. <br /> <br />Commissioner Smith asked if these discussions, regarding distribution of the affordable <br />housing, were scheduled to return to the Commission for further discussion. <br /> <br />Mr. Lyon stated it would go onto the City Council for consideration. <br /> <br />Mr. Powers further stated they had voluntarily committed to the affordable housing with <br />Marine Shores Village in '04 and with Peninsula Park in '08. They were also voluntarily <br />committed to this for One Marina, He noted the Development Agreement, if it were <br />never amended, anticipated a percentage-based ratcheting down of the affordable <br />requirement.
